Budget

I was an Engineering Project Manager. If anyone understands the importance of staying under budget, it's me. As we work together, I will continually learn what you want and need in a house and the order of importance. This allows me to scour the MLS® and other sources such as Exclusive Listings with you in mind. Your time is important and I only want to show you properties that meet your wishlist at a price point you can afford.

Viewing Properties

Together we will view properties that may meet your needs and wants. My schedule will work around yours and if you need assistance in transportation, I will pick you up. My vehicle seats 6 so if you want to bring your family or trusted friends, I can accommodate.

As we visit more and more properties, I will have a better sense of what you want. If fact, as you see more properties, your own list of needs and wants are likely to change. By getting out there and seeing what's available, you will get a better idea of what suits you and what the same money can get you in various neighbourhoods.

Assessing Properties

You will immediately see the value I bring when we begin to assess properties. I look beyond the furniture and decor to see the house which you would be buying. I know what 'cut corners' look like and I will advise you accordingly. I don't just walk around the property, I walk around the neighbourhood. 

Are you only allowed to view the property in the late evening? Perhaps this is when the train is less frequent and the home shows better. 

Do you walk to the subway? I will walk the path in the evening to get an idea if it's safe.

Do you want good schools for your children? I will check beforehand that the homes you're interested in fall in the correct district.

Looking for a new home shouldn't be daunting and arduous. My job is to break it down into manageable tasks so you enjoy the journey.

Home Inspection

Buy with me and receive one complimentary Home InspectionYou are free to select the Home Inspector. Home inspections can provide invaluable insight on a home and peace of mind before you finalize a Sales Contract.

It gives you the opportunity to assess  the condition of the house, its structural soundness, and the condition of its mechanical systems. It also allows you to bring problems to the seller’s attention so that you can (1) negotiate a lower selling price and/or (2) have the issues addressed before taking possession.


A home inspection generally takes 3 hours and it typically includes a  visual examination of the structure from top to bottom, including HVAC systems, plumbing and electrical, roof and visible insulation, walls, ceilings, floors, windows and doors, the foundation, basement and any other visible structure.  The inspector will note areas that are well maintained, require attention or in need of immediate repair. 

Once this is complete, I can go over the entire report with you to ensure you fully understand the condition of the home. My goal is always to INFORM. This is likely the biggest purchase of your life and I do not take my responsibilities lightly.

Making an Offer

So you like a home and want to make an offer? Great! Before we draft an offer, I will assess the available inventory in the area and the past solds to help you decide on a price.

Next I will go over the Agreement of Purchase and Sale so you understand what the offer entails. After you understand the preprinted clauses, we'll proceed to fill in the details such as price and conditions. Depending on your situation, I will suggest various clauses to protect your interests. 

Negotiations

The Seller may or may not agree to your offer. My understanding of the market conditions and my evaluation of the state of the property will be used to get you the best possible price. It IS possible to get a property for less than asking in this hot Toronto market. Let me show you how.
